The BMH Rental Team are very experienced in their work and keep up to date with any Rental Law changes. They are efficient, quick to sort out problems and their ultimate aim, always, is to give the Landlord the best advice and care for their property that is available.

BMH PROPERTY MANAGEMENT'S SERVICES TO LANDLORDS INCLUDE:

OUR LETTING FEES FOR LANDLORDS ARE AS FOLLOWS:

  • 12% (Inclusive of VAT) Of the monthly rental income.
  • £102.00 (Inclusive of VAT) for an Energy Performance Certificate.
  • No upfront advertising costs.

ADMINISTRATION FEE OF £350.00 INCLUSIVE OF VAT PER TENANCY

(Includes advertising, viewings, finding a suitable tenant, including credit checks, right to rent, employment checks and landlord references (where applicable), written inventory and property photographs, protecting the deposit in a government deposit scheme, notifying utility companies of the new tenant, supplying and signing of the Tenancy Agreement.)

If the property location exceeds a 10 mile radius from the office then a £80 inclusive of VAT fee will be charged per new tenancy to cover viewings and travelling.

TENANT FIND ONLY

BMH are happy to do ‘Tenant Finds’ and this is applicable to the following terms:

  • The Fee is equivalent to one month’s rent and is inclusive of VAT (includes viewings, advertising, credit checks, Landlord and Employment Checks, Right to Rent checks and the issuing and signing of the Tenancy Agreement.)
  • It does NOT include photographs/inventory or handling of the deposit.

REFURBISHMENTS/ADDITIONAL MAINTENANCE

We have various tradesmen (not employed by BMH) who can go and look at works that need to be done at any property and we do not ‘add on’ a fee.

However, please note that should a property need refurbishment whether part/full in any form and we are instructed to organise matters we will charge a fee for managing the works. This would be 10% of any invoice submitted for works. This fee would also apply for properties that need works between tenancies. We do not charge any handling fee for general works carried out during the tenancy, the contractors quote/invoice is the amount that you pay.

CHANGE-OVER OF AGENT

We are happy to take over the management of a property which is with another agent. However, this involves a lot of work to do i.e. visiting the property to carry out a report for the landlord, liaising with the tenant and the current agent and handling the exchange of the deposits. There will be a charge of £150.00 inclusive of VAT per property for this service.

SERVING NOTICE TO A TENANT

If it became necessary to serve a Form 6A (Section 21 Notice) we would charge £150.00 inclusive of VAT.

DEALING WITH THE DEPOSIT

Tenants deposits are held with the Deposit Protection Service.

If there is a problem at the end of the Tenancy and we have to make a claim against the tenants deposit through the DPS we will charge an administration fee of £100.00 inclusive of VAT. This will include dealing with the Solicitor to arrange the Oath (Oath fee for the Solicitor is a separate charge of approximately £5.00), any photos, paperwork and appeals that may have to be made.

BMH are registered members in The Deposit Protection Scheme. BMH are also part of the National Federation of Property Professionals Client Money Protection Scheme.
